Living Plans
We at Estate Ventures offer more than one way to rent our apartments. Here are two different living arrangements you may choose from:
1. Family Rate: If you and your family wish to rent an apartment you may simply pay rent installments.
2. Group Rate: The group rate can be achieved by finding several people to live with to fill an apartment. This plan is popular among college students. Estate Ventures will then charge each individual a share of the apartment. This plan can be very inexpensive per person.
Pre-Approval
Before a tenant can sign a lease they must be pre-approved. Estate Ventures will verify the following for all applicants:
Financial stability:
-A Credit Check will be run-Income must equal 3 x monthly rent-An employment history will be looked into-Assets will be verified
* If further financial information is needed we will request an applicants past IRS forms 1040, 1099, w2s etc..
Rental History Checks:
-Reference checks-Past landlord endorsements
If further information is needed we will:
-Conduct a background check-Ask to see proof of rental insurance
Leases
All lease agreements will be based on a monthly or yearly lease. Upon signing of the lease tenants will need to present an initial installment and approximately 2 months security deposit.
Rent Payments
Estate Ventures only accepts rent payments through Clear Now,a national rent processing company. You must have a checking account. Clear Now works in a simailar maner as Direct Deposit where the tennants monthy rent is automatically and electronically withdrawn from the tenants checking account and deposited into an Estate ventures checking account
For tenants who recieve Government assistance for a portion of their rent we accept checks from the assistance program, but require the tenants to pay their portion via Clear Now.
